Sang Yup P. Lee is the founder, visionary, and driving force behind Coastalee Homes / Kormex Construction, LLC, a privately owned Florida-based residential construction company built on the principles of hard work, integrity, and intelligent design. Holding Florida Certified Residential Contractor License #CRC1334319, Sang leads his company with a hands-on approach and a deep personal commitment to delivering high-quality homes and innovative construction solutions that bring lasting value to homeowners and neighborhoods alike.
With years of focused experience as a private homebuilder, Sang has successfully designed, constructed, marketed, sold, and closed 58 new-construction homes across multiple Florida counties, including Hillsborough, Marion, Citrus Springs, Brevard, and Charlotte. These projects reflect his ability to manage diverse architectural styles, local building codes, and multi-county permitting processes while maintaining disciplined timelines and superior craftsmanship. His building footprint extends throughout Tampa Bay, the Ocala region, Florida’s Space Coast, and Southwest Florida, giving clients confidence that Coastalee Homes has the experience and resources to perform wherever opportunity exists.
Sang’s current pipeline demonstrates the momentum behind his brand. Coastalee Homes currently has nine houses in active design, permitting or construction phases, including three homes being elevated using his proprietary construction method. Coastalee Homes is also in the process of building 18 additional new homes in various stages of construction, including eight in Ocala (Marion County), six in Citrus Springs (Citrus County), and four in Port Charlotte (Charlotte County). In the renowned gated waterfront community of MiraBay, Apollo Beach in Hillsborough County, Sang personally oversaw the construction and completion of 33 homes, gaining the trust of residents and local partners in one of Tampa Bay’s most desirable coastal-lifestyle neighborhoods.
Recognized throughout the industry for his solutions-oriented mindset, Sang developed a unique construction method that allows a second-floor structure to be built atop an existing first-floor block and foundation. Originally designed to help homes meet updated flood elevation requirements, this approach also provides homeowners with flexible options to elevate and modernize existing properties. Hence where “Elevated by Coastalee Homes” was born.
Before founding Coastalee Homes, Sang spent 20 years building an impressive career in corporate and division leadership roles for multi-national public and private homebuilders, including Taylor Morrison and Meritage Homes. His professional experience includes senior executive management, financial planning and analysis, land acquisition and development, information systems oversight, and large-scale operational improvement. He also served as Division President for Park Square Homes prior to establishing his own private homebuilding firm. As a Certified Public Accountant in the State of Georgia, Sang brings an analytical, numbers-driven perspective to the construction process, providing clients and investors with transparency, financial discipline, and strategic efficiency that are rarely found in the residential building world.
As a Korean immigrant who came to America at the age of 13, Sang’s personal journey shaped the foundation of who he is today. He is a passionate advocate for entrepreneurship and community enhancement, driven by gratitude for the opportunities this country provided him. Those roots continue to influence his dedication to elevating neighborhoods—both literally and figuratively—through quality renovations, creative elevation projects, and beautifully executed new homes. He has built an extensive and loyal network of local Florida subcontractors, as well as strong domestic and overseas supplier relationships, allowing Coastalee Homes to deliver upgraded finishes and distinctive materials with reliability and confidence.
Whether working with homeowners, investors, or community partners, Sang Yup P. Lee remains committed to one guiding principle: build smart, build strong, and always build with purpose. He believes that every home should be more than new—it should be elevated!
